The story

RealPage began in 1998 as a property management software vendor serving multifamily rentals, went public in 2010, and was taken private by Thoma Bravo in 2021 in a $10.2B deal. It has since layered embedded finance (rent payments via its own MSB entity, renters insurance, vendor payments with AvidXchange, deposit alternatives, income verification) and pivoted heavily into AI in 2025-2026 with the Lumina AI platform built in partnership with OpenAI. The strategic question is whether an AI-first vertical SaaS platform can capture the full financial and operational stack of the 24M+ rental units it touches.
