Zillow Home Loans

Can Zillow convert its dominant real estate marketplace position into a vertically integrated mortgage originator by embedding financing, insurance, and pre-approval natively into the home-search experience?

The story

Zillow Home Loans originated as the mortgage arm of Zillow Group following the 2018 acquisition of Mortgage Lenders of America. The unit was initially conceived as a complement to the iBuying (Zillow Offers) business — funding home flips and buyer purchases. After the catastrophic wind-down of Zillow Offers in late 2021, Zillow Home Loans became the primary embedded-finance revenue vehicle, with Zillow Group doubling down on the strategy of converting marketplace users into mortgage borrowers. The integration of BuyAbility and seamless pre-approval flows into home search reflects the company's thesis that owning the financing layer inside the real estate marketplace is its most defensible moat.
