Founded in 2012 by Dallas Tanner and Brad Greiwe out of the Blackstone-backed single-family rental thesis, Invitation Homes scaled rapidly through acquisition of foreclosure-era homes to become the largest SFR REIT in the US. After its 2017 IPO it shifted from pure acquisition to an operational platform—building resident-facing payments, insurance, and property management technology. In 2025, it began extending capital to homebuilders via a developer lending program, monetizing its balance sheet and acquisition pipeline simultaneously.
